Cyril Boudon, Founder of CYDON R.W.A.

From Southwest France, I grew up in a family of construction entrepreneurs. From an early age, I learned in the field what it means to build, organize, and shoulder responsibility.

My professional path grew through projects and encounters—first in France, then internationally.

From France to international: field expertise without borders

In France, I created and developed several companies in construction, industry, and real estate, structuring a group with up to four operating entities (industrial electrical, maintenance, trading, real estate). This first phase allowed me to master the operational, financial, and legal dimensions of the business.

In 2016, I chose to settle in Andorra to broaden my horizons. There I continued advisory work, real estate investment, and business development in a demanding tax and regulatory environment.

At the end of 2019, drawn to post-hurricane reconstruction challenges, I moved to Saint-Barthélemy. I served as coordinator and site manager on a large-scale project (48 housing units), before founding my own company for construction and renovation of luxury villas. I also worked as a mandated real estate agent and project manager, conducting off-market deals and supervising high-end residential projects.

In Mexico since 2023, I have also developed real estate projects with a dedicated structure in the Quintana Roo region, where I am involved in promotion, construction, and intermediation.

CYDON: the synthesis of more than 25 years of international experience

Today, the CYDON brand embodies the synthesis of this journey: a global view of the real estate value chain, from design to delivery, including legal and financial structuring.

With more than 25 years of field experience, I have developed a rare dual expertise:

  • Deep knowledge of construction trades (shell and core, finishes, site management, project management as architect)
  • Expertise in structuring real estate transactions (acquisition, financing, tax optimization, marketing)

This versatility allows me to intervene effectively on complex projects—in Europe, the Caribbean, or the Americas—and to offer stakeholders a realistic, operational view of execution.

CYDON R.W.A: the architecture of trust between developers and investors

With CYDON R.W.A., I channel this experience toward one goal: to offer qualified investors information on real estate projects we have selected using our own criteria on the ground, and for which a financing structure (private debt) has been put in place via a Luxembourg SPV. Any investment decision rests solely with the investor, who must seek advice from their own professional advisers.

We connect real estate project sponsors with qualified investors within a transparent legal and financial structuring framework (compartment SPV). Our role is strictly operational: we verify construction progress and supervise secured disbursement. We do not provide investment advice or personalized recommendations.

For major developers:

We raise the funds their real estate operations need—but above all, we ensure milestone-based disbursement. Thanks to my field experience, each payment is released only after rigorous verification of actual progress and compliance. Funds are held in an escrow account linked to a dedicated securitization compartment, guaranteeing strictly controlled use.

For qualified investors:

The investor may rely on our field expertise to follow the physical execution of projects, but financial analysis and the investment decision remain entirely theirs and those of their advisers. Our platform provides visibility on construction progress, quarterly reporting, and access to independent expert reports. Transparency is not a promise—it is a process.

Thus, CYDON R.W.A. offers two dimensions of value:

For qualified investors: information on allocations backed by tangible assets, with granular supervision of execution—without CYDON R.W.A. substituting for the investor’s own financial, legal, or tax advisers.

For developers: structured financing alongside an operational partner who understands field constraints and supports execution aligned with objectives, within the contractual framework.
